Maintenance Team Lead

Reporting to the Operations Manager, 40 hours per week, Variable Shifts including rotating weekends

RESPONSIBILITY:

Perform and support the repair and maintenance of the Shopping Centre’s equipment and building systems to ensure optimal efficiency and a comfortable environment for both retailers and shoppers. Assist with project execution and daily operations as directed by the Operations Manager, coordinating tasks within the maintenance team.

DUTIES INCLUDE:

· Supervise and work alongside internal maintenance team and external contractors on maintenance tasks as requested by the Operations Manager

· Assist in the operation and daily inspection of all HVAC, mechanical, electrical, plumbing, roof and life safety equipment, and performs minor repairs and adjustments as needed

o HVAC/RTU quarterly maintenance, filter changes, coil washing etc.

o Monitoring of all life safety equipment such as the fire alarm and sprinkler systems, fire hydrants, etc.

· Answer all tenant calls regarding heating, cooling & building emergencies (i.e, water leaks); co-ordinate same with the tenant to ensure proper repair is being completed on a timely basis

· Assist with snow removal, salting and stacking new salt supplies during winter operations

· Assist with landscaping; property sweeps, grass cutting and gardening during summer operations

· Record makeup water meter readings & utility consumption for those with check meters

· Perform daily electrical and sprinkler room checks and adjust as necessary

· Perform furniture & fixture inspections and repair as necessary

· Organize and maintain operations storage and workshop areas

· Respond to emergencies on occasion as needed

· Other duties as assigned by Management

Qualifications:

· Secondary School Graduation Diploma

· Mechanically inclined with trades qualifications (i.e. HVAC, Building Systems Technician, Stationary Engineering, Plumber, Millwright or other) considered an asset

· A minimum of 5 years of directly related hands on experience

· Familiarity with preventative maintenance techniques

· Familiar with Provincial Health & Safety Legislation (i.e. WHMIS, Occupational H&S Act)

· Physically fit enabling reasonable lifting, pushing, pulling, climbing, walking, and working outside

· Ability to effectively lead a team, as well as work both independently and as part of the team

· Good interpersonal and communication skills dealing with tenants, service contractors and suppliers.

· Available to work a 40 hour week; shifts over 7 days per week, including mornings, afternoons, and weekends on a rotational basis

· Possess a Valid Ontario Driver's License with acceptable driver’s abstract

· Ability to pass a background check required

· Basic keyboarding skills, with the Microsoft Suite (Outlook, Word & Excel)
